Job Description

Service/Maintenance Managers make our apartment communities a great place to live.   We take pride in the appearance and maintenance of our communities, and our residents tell us this is one of the most important reasons they choose to call us home. 

You will oversee maintenance at our Bank & Boston Apartments, a 263 unit Community in Denver, CO!

AIR offers attractive compensation packages that reward hard work and excellent customer service including:

  • Expected base salary of $78,000- $88,000 plus target 15% bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
  • Quarterly Customer Service Satisfaction Bonuses. Service Teammates who excel at consistently providing positive resident experiences can earn up to $1,500 per quarter.
  • Options to live on-site, with a 100% rent discount on a 1 bedroom apartment, at the community you are working (certain exclusions and taxes apply, and an application is required).
  • Career Growth Opportunities. AIR prefers to promote our own teammates whenever possible and provides training and development programs to help prepare you for what’s next.

A bit more about what you’ll do…

  • Lead and develop a team of 1-2 direct reports 
  • Provide exemplary service to residents and team members
  • Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
  • Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
  • Ensure property is in compliance with AIR operating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
  • Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service

Qualifications

  • At least 3 years of experience with technical maintenance and facilities management ideally in property management or similar industry (hospitality, retail, restaurants etc.)
  • 1-3 years of experience leading a team of people in customer service and asset maintenance

As an AIR Service Manager you must have:

  • A reliable mode of transportation
  • Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
  • Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
  • Ability to read, write, and speak English

What You Need to Know
