About the Role

We’re seeking an experienced Acquisition Specialist with a strong record of closing deals to join our growing team. Experience working in wholesale real estate is REQUIRED!

Key Responsibilities

1. Lead Engagement

Respond to inbound leads promptly, ensuring a maximum response time of 90 seconds during business hours.Build rapport with motivated sellers and identify their needs and motivations.Gather detailed property information, including condition, seller expectations, and urgency.

2. Property Evaluation

Collaborate with underwriting teams to analyze property data, calculate ARV (After Repair Value), and estimate repair costs.Use experience to assess deal potential and qualify leads based on criteria such as property condition, equity, and market demand.

3. Offer Preparation

Coordinate with the Transaction Coordinator to draft accurate and competitive written offers.Review all offers for alignment with company objectives and market conditions before submission to sellers.

4. Negotiation

Present offers to sellers, handle objections, and negotiate terms effectively to close deals.Leverage inspection findings to renegotiate prices and secure favorable terms for the company.

5. Follow-UpMaintain consistent communication with leads through 7 follow-up attempts for every contact.Document all activities in the CRM system for seamless team collaboration.

6. Contract Management

Drive contract signing by ensuring timely submission of offers and building seller confidence in the process.Work with sellers to address concerns and finalize agreements efficiently.

7. Performance OptimizationMeet or exceed company KPIs, including lead response time, offer acceptance rates, and deal conversion rates. Provide insights and suggestions for process improvements based on market trends and personal expertise.

Qualifications

  • 5+ years of experience in a wholesale real estate company, with a strong track record of closing deals.
  • Expertise in building relationships with sellers and negotiating win-win agreements.
  • Advanced knowledge of property valuation, ARV calculation, and market analysis.
  • Proficiency in CRM systems and real estate tools (e.g., PropStream, InvestorFuse).
  • Excellent communication, organization, and follow-through skills.
  • Results-driven mindset with the ability to thrive in a high-pressure environment.
  • Must be local to Fort Lauderdale, or nearby cities to be able to have an appointment on occasion with sellers who request it

Compensation

(This is a 1099, independent contract role)

  • Base Salary: $2500-3000, DOE for first 2 months, then base will be eliminated and the role will transition to a commission-only structure.
  • Commission: 10% of the net profit from each deal (with no cap)

**This position is remote but requires candidates to live local to Fort Lauderdale for the ability to meet with sellers upon request.
