The Property Maintenance Supervisor is responsible for the cultivation and care of the landscaping and grounds surrounding all Crest Industries properties or those associated with Crest Industries. This position oversees all building-related activities, ensuring the quality, operation, regulation, and safety of all locations. The supervisor will lead the ground maintenance team, ensuring that all tasks are completed efficiently and to the highest standards.
Essential Functions and Responsibilities:
•Operates vehicles and necessary equipment to perform landscape maintenance: Utilizes various types of vehicles and equipment, such as mowers, trimmers, and leaf blowers, to maintain the landscaping and grounds.
•Performs necessary care for established lawns: Conducts regular lawn care activities, including mowing, fertilizing, watering, and aerating, to ensure healthy and attractive lawns.
•Maintains and manages the repairs of tools, equipment, or structures: Oversees the maintenance and repair of tools, equipment, and structures, ensuring they are in good working condition and safe to use.
•Plans building maintenance and operational programs: Develops and implements maintenance and operational programs for buildings, ensuring they are well-maintained and functioning efficiently.
•Provides proper upkeep of all ground features: Ensures that all ground features, such as gardens, walkways, and outdoor furniture, are well-maintained and aesthetically pleasing.
•Coordinates with management and building contractors: Works closely with management and contractors to plan and execute maintenance and repair projects, ensuring they are completed on time and within budget.
•Manages and develops the grounds maintenance team: Leads and supervises the grounds maintenance team, providing guidance, training, and support to ensure high performance.
•Monitors project activities to ensure instructions are followed, deadlines are met, and schedules are maintained: Oversees project activities, ensuring that all tasks are completed according to instructions, deadlines, and schedules.
•Provides workers with assistance in performing duties as necessary to meet deadlines: Offers support and assistance to workers, helping them complete tasks and meet deadlines.
•Confers with other supervisors to coordinate work activities with those of other departments or units: Collaborates with other supervisors to ensure that work activities are coordinated and aligned with the goals of other departments or units.
•Coordinates building access and security systems: Manages building access and security systems, ensuring that they are functioning properly and providing a safe environment.
•Coordinates cleaning of internal and external facilities: Oversees the cleaning of both internal and external facilities, ensuring they are clean, hygienic, and well-maintained.
•Ensures compliance with local, state, and federal agencies: Ensures that all maintenance and operational activities comply with relevant local, state, and federal regulations.
•Responds to building emergencies at all times, including outside of business hours: Provides prompt and effective responses to building emergencies, ensuring the safety and security of the property.
•Reads and interprets building plans and blueprints: Utilizes building plans and blueprints to guide maintenance and repair activities, ensuring they are completed accurately and efficiently.
•Conducts all business in a professional manner and with a high level of confidentiality: Maintains professionalism and confidentiality in all business activities, ensuring that sensitive information is protected.
•Uses computers, keyboards, telephones, and other office communication devices: Utilizes various office communication devices to perform administrative tasks and communicate with colleagues and stakeholders.
Nonessential Functions:
•Obtains cost estimates: Gathers cost estimates for maintenance and repair projects, ensuring that they are completed within budget.
•Performs analysis/quality control inspections of building equipment/systems and recommends upgrades or replacements: Conducts inspections of building equipment and systems, identifying areas for improvement and recommending upgrades or replacements.
•Ensures all utility systems are inspected in accordance with regulations: Oversees the inspection of utility systems, ensuring they comply with relevant regulations.
•Works with minimal supervision: Demonstrates the ability to work independently, managing tasks and responsibilities with minimal supervision.
•Works both independently and with others: Collaborates effectively with others while also being able to work independently when necessary.
Supervisory Responsibilities:
•Managing workflow: Oversees the workflow of the grounds maintenance team, ensuring that tasks are completed efficiently and effectively.
•Training new hires: Provides training and support to new hires, helping them acclimate to their roles and responsibilities.
•Creating and managing team schedules: Develops and manages team schedules, ensuring that all tasks are completed on time and within budget.
•Evaluating performance and providing feedback: Conducts performance evaluations and provides constructive feedback to team members, helping them improve and grow.
•Reporting to management: Communicates regularly with management, providing updates on maintenance and operational activities.
Qualifications:
•Degree/certification in a related field from a technical program or commensurable experience in mechanics, electrical, plumbing, HVAC: Possesses a degree or certification in a relevant field, or equivalent experience in mechanics, electrical, plumbing, or HVAC.
•Project management skills: Demonstrates strong project management skills, including planning, organizing, and executing maintenance and repair projects.
•Supervisory experience: Has experience in a supervisory role, leading and managing teams effectively.
•Extensive knowledge of facility maintenance and upkeep: Possesses in-depth knowledge of facility maintenance and upkeep, including landscaping, HVAC, plumbing, electrical, and building security systems.
•Experience in HVAC, plumbing, electrical, landscaping, general maintenance, building security systems: Has hands-on experience in various maintenance areas, including HVAC, plumbing, electrical, landscaping, general maintenance, and building security systems.
